We know that looking for a property can take time and effort. Our team will do all we can to make everything as easy and straightforward as possible.

We’ll make sure we understand what you’re looking for so we won’t waste your time taking you to unsuitable properties. We’ll always come with you when you’re viewing a property, so that if you have any questions we’ll be able to help.

Once you’ve chosen a property we’ll need a reservation / admin fee to hold it while we process your application and check your references. In order to check your references we’ll need a referencing fee and you to complete a short form so we can carry out the necessary checks.

Then just before you move in, we’ll need the first month’s rent and a deposit to hold against any damage or unpaid rent.

We want to make finding and securing your dream home as simple as possible so have created a ‘Tenants guide’ document to guide you through whole process.

Our fees in detail

We like to be as transparent as possible so have outlined our fees and what they cover.

The reservation / administration fee enables you to reserve the property and we will remove it from the market and ensure no other viewings. Should you change your mind for whatever reason you will not be refunded this fee.

The referencing fee we charge per property, regardless of the number of tenants. Should you need a guarantor there is an additional charge.

Once you have passed referencing and a moving day is agreed, the reservation fee turns into our admin fee for setting up your tenancy.

Penalty charges as outlined in the Tenancy Agreement

4.1.6 Pay a fee of £25 including VAT, being the reasonable costs of the Landlord’s Agent for each letter the Landlord’s Agent, acting reasonably, has to send to the Tenant concerning breaches of the tenancy agreement.

4.1.7 Pay a charge of £20 to the Landlord’s Agent for any payment presented to the Landlord’s Agent’s bank but returned, refused or re-presented by the bank for any reason. This fee will be payable for each presentation which fails.
